REQUESTED ACTION: The Zoning Administrator will consider:

1. Pursuant to the provisions of Section 12.24-W,1 of the Los Angeles Municipal Code, a Conditional Use to permit the sale and dispensing of beer and wine only for off-site consumption in conjunction with the demolition of an existing auto-repair building and the construction of a new 22-foot tall 1,500 square- foot convenience market, new automated car wash, and continued operation of an existing gas station;

2) a Conditional Use, pursuant to Section 12.24-W,4 of the Code, to allow a car wash which is not permitted in the C4 Zone; and ) a Conditional Use, pursuant to the provisions of Section 12.24-W.27 of the Code, to allow the market and gas station to operate 24 hours a day, in lieu of operations between 7 a.m. to 11 p.m., which is otherwise not permitted within a commercial corner establishment/mini- shopping center, and to permit deviations from Commercial Corner development requirements by allowing a 0-foot landscape buffer in lieu of the 5-foot landscaped buffer and allowing 25% window transparency fronting Fairfax Avenue in lieu of the 50% transparency required by Section 12.22-A,23, all for the project located on a 18,175 square-foot lot zoned C4-1VL.
